Most "we buy houses" companies treat a foreclosure lead like any other lead. We built a whole company around the one thing that makes it different: the deadline.

Why we only do this

AuctionProof was started by the team behind 360 Home Offers, a nationwide cash home buyer. Buying houses across the country taught us something uncomfortable: the sellers who needed the most speed and the most honesty, meaning homeowners with an auction date bearing down on them, were getting the worst of this industry.

They were getting generic lowball letters. They were getting buyers who didn't understand trustee timelines. Worst of all, they were getting outright predators. A pre-auction sale isn't a normal transaction with the dial turned up. It's a different discipline: payoff statements ordered on day one, title companies that pick up on weekends, lien negotiations run in parallel, and a hard rule against signing contracts we can't close in time.

So we built a company that does exactly one thing, and does it at the standard the situation deserves.

What we believe

  • Show the math. Every offer is itemized: after-repair value, repairs, resale costs, our margin. If you can't see how a number was built, you can't trust it.
  • The deadline is sacred. We'd rather turn down a file than sign a contract we might not close before the auction. A failed closing at day 40 of foreclosure is an inconvenience. At three days before the auction, it's a catastrophe, and we don't cause catastrophes.
  • Say it when we're the wrong answer. If reinstatement, a loan modification, or listing with an agent serves you better, you'll hear that from us on the first call. We're one option, the fast and certain one, not the only one.
  • No pressure, ever. The urgency comes from your auction date, not from our sales tactics. The offer is free, written, and yours to decline.
A note on trust: we will never ask you for an upfront fee, never propose a deed transfer where you "rent back while the loan gets fixed," and never close anywhere except through a licensed, independent title or escrow company.
